Cleaning a facade can greatly increase its market value
Dublin invests in wonderful Georgian and Victorian facades
Cleaning and restoring commercial shop fronts can increase property and rental values, improve the marketability of space within the building and draw business to the area.
It is great to see a reinvestment in the external aesthetics of properties around Dublin, after many years of neglect and being put on the long finger.
Levels of restoration
The restoration of a facade can vary – from a gentle clean to remove a build up of dirt and grime to a more heavy duty and specialist treatment to remove paint, carbon or algae. Neglected stone and brickwork are great habitats for weeds and moss, which will eventually ruin and crack the masonry and brick work.
An initial cleaning of a building is necessary, to expose the substrate and any repairs that may be required. It can also reveal historical features that were hidden under layers of carbon, paint and grime.
Graffiti removal and anti-graffiti coatings
A neglected shopfront can attract anti-social behaviour such as graffiti tagging. If left neglected the practice is encouraged – swift removal acts as a deterrent. Anti-graffiti coatings can be applied to stone, allowing you to wash off the graffiti without the use of harsh chemicals.
Most importantly, incorrect treatment employed when cleaning a facade can lead to very costly remedial works. Power washing, sand blasting or the use of harsh chemicals is not suitable for all substrates. P Mac has been called upon frequently to rectify the damage caused by contractors without proper experience – who have attempted to remove paint or graffiti. Stone can become damaged, and re-honing is the only solution to bring it back to its original state.
